The As-Is value is the price your are expected to get for your home in its current as-is condition without making any repairs or upgrades to your home.
The After-Renovated Value is the estimated price we can expect to sell your home after the home is completely renovated and upgraded with up-to date and trending home improvements.
This is a professional report completed by a Project Manager and a local Realtor that shows what the current As-Is Value of your home is and what the After Renovated Value could be. It shows all expected expenses and estimated sales price in As-Is condition as well as what you can expect to sell if we renovate the house for you also known as the After Renovated Value. This report shows you how much more money you can expect to get by renovating the property with us just like a fix and flip investor would do.
Our experienced contractors have been doing this for so long and they typically finish a normal 3 bed/2bath home within 30-45 days.
We only pull permits if we have to make structural changes. 99% of the time we only do cosmetic renovations that don't require permits. However, all work done is completed up to code and backed by our 90 day after move in warranty.
All of our contractors stand behind the work they do. We offer a 90 day period to cover all labor done to the home. If something our contractors touched is not working properly up to 90 days after the home is sold, we will gladly go out and fix it. Materials are always covered by the manufacturer and are not covered under this warranty.
Once we determine an As-Is value for your home, you are 100% guaranteed up to that amount. Anything the home sells for above that price is subject to a 50/50 split between you and our company minus all the expenses incurred. Ex. Your home As-Is value is $500,000. We fix the property and the home sells for $650,000. That's a $150,000 difference above the As-Is Value. We subtract all expenses (let's say $75,000 for repairs and expenses), that leaves us with $75,000 profit. You get $500,000 plus half of the $75k which is $37,500, so in total you would get $537,500 and we would keep $37,500. You would be making $37,500 more by working with us than if you were to sell your house in it's current As-Is condition.
